Port Bouvard Ltd planned to develop the Gidgegannup Townsite to deliver a vision and commitment to creating a sustainable land development based on sound planning and design principles to drive sustainability for the community. McDowall Affleck assisted with the master planning of the site through our experience in land development in the hills of Perth. We advised on earthworks, roads, water and sewer reticulation (through a private wastewater treatment plant), telecommunications and power services while incorporating urban water management strategies and sustainability initiatives.
Servicing the site with reticulated water was complex due to getting potable water to site from the Mundaring to Kalgoorlie pipeline, some 11km away. Water balance for the site to determine winter storage requirements for the treated wastewater that was excess to public open space requirements.
McDowall Affleck undertook a water supply demand calculation for the townsite considering various options including 3rd pipe for irrigation purposes for each lot as well as POS, rainwater tanks to keep down the infrastructure pipe line and water tank sizes and costs.
McDowall Affleck used our extensive hills experience in dealing with rock to guide the master plan and provided options for the reuse of rock on site for roads and drainage construction.
